Frequently Asked Questions by Renters

Q: How does your service work?

A: We are a national company that specializes in helping people like you find a rental home. When you get started, we are going to give you access to all the homes that are available…based on what you tell us you are looking for. We are continuously adding new properties, and as more homes come in, we will make those available to you as well. We don’t put out those "For Rent" signs nor put addresses in the newspaper. Many of these homes are not advertised anywhere else.

Q: How do you get your listings?

A: It is our business to locate and keep track of all the available rental properties in a given geographical area. First, we offer free advertising to rental property owners. They call us to get their properties rented for them. Second, we have established good relationships with many large real estate holding groups who manage hundreds of properties. They work with us exclusively to keep their homes rented. Third, our property acquisition department continuously monitors the entire rental market daily, continually adding new properties as they become available. Of course, we stay in close contact with our existing landlords and know when any of their properties become vacant. If it is for rent, we know about it.

Q: How often are your listings updated?

A: New properties are added daily, and we are required as a licensed rental locator service to update each property in our database every 72 hours. This ensures that you have access  to all the homes that are currently available in your area and price range.

Q: How often can I get new places to go look at?

A: With your password, you will be able to check for new homes as often as you like. Bargains go quickly, so we encourage you to log-in often for new places to go see.

Q: How can you save me time and money?

A: We save you time by providing you with all the available homes in a convenient format that allows you to see the largest number of homes in the shortest amount of time. No more checking the paper daily for new listings or riding around burning gas looking for those little "For Rent" signs that aren’t out there much anyway. When you do have free time, you can spend it actually looking at homes, one after another, in your price range and the area that you want to live in. And every place will meet your own specific criteria. All that you have to do is pick out the one that you like the best.

We save you money in several ways. Because we advertise these homes for free, this helps the landlords reduce their expenses, which means that they can keep their rents and deposits lower. We actively encourage property owners to keep their rents reasonably priced and deposits as low as possible. Also, we are going to give you all the available properties that might work for you…many more than you could ever see on your own. This will give you the opportunity to compare and shop for the lowest rents and deposits. If we can save you just $50 a month in rent, our service will save you $600 in the first year alone.

Q: How much does it cost to move into a rental home?

A: Normally, you will need the first month’s rent and something toward the security deposit.

Q: How much are the deposits?

A: They are all different but normally they start at around $100 and go up from there. Alot of the time, you can negotiate them on a monthly basis with your rent.

Q: How long does it take to move in?

A: That depends on you. But most of these homes are ready to be moved into right away.

Q: Are there pictures of these homes?

A: Yes. Many of these homes do have pictures, if they are available.

Q: Do you have section 8 homes?

A: We work with section 8 homes every day. And we are constantly adding new ones. Finding you a section 8 approved home will not be a problem.

Q: Do you have Rent-to-Own homes?

A: Yes. We have those types of properties all through our database and we get new ones in on a regular basis.

Q: How do Rent-to-Own homes work?

A: Each one is a little different, but basically, you rent them for a year, with timely payments, and then you can begin ownership after that.

Q: How long are the leases?

A: We list all the properties that are available so there are a variety of lease options available. And many times the length of the lease is negotiable.

Q: Are you the landlord? Do I pay you the rent?

A: No…we are a rental locator service. Our specialty is helping people find rental homes easily and quickly.

Q: What is the fee for?

A: Our fee is for doing all the work involved in finding a rental home. You’ll have the address of each home and the contact person’s name and phone number to call to see the inside. We will give you a description, like if it has carpet, hardwood floors, ceiling fans, fenced yard, garage, things like that. Of course, you’ll know the number of bedrooms, the number of bathrooms, the rent and deposit of all these homes, one after the other, in the price range and areas that are right for you. It makes it really easy to find a nice home.

Q: When do I have to pay the fee?

A: It’s due when our service begins. And you’ll know all the homes that are available, immediately.

Q: Why do I have to pay the fee before I look at anything?

A: As soon as you pay our fee, we will immediately give you access to all the homes that are available in your price range and area that you want to live in. Many people have found their home the very first day of looking because our format allows you to see as many homes as possible in the shortest amount of time.

Q: Can’t I get the same service from a realtor for free?

A: Realtors generally do not work with rental properties. They normally buy and sell homes. But if they do have a rental locator service, they will only make available to you the homes that they own. You will not see everything that is available. If you are going to live in a place for 6 months or a year, it just makes more sense to see everything that is out there.
